Requirements


  • high attention to detail and an organized and methodical approach to processing
  • BSc or MSc in Quantity Surveying or experience equivalent
  • ideally MRICS qualified, although not essential
  • membership of RICS, CICES or CIOB
  • previous experience in setting service charge budgets is essential, along with the ability to develop creative property management initiatives
  • ideally 10 years of experience within this role/field
  • demonstrable experience negotiating high value contracts
  • experience leading negotiations
  • degree educated in relevant business or subject
  • experience in Change Management consulting services in complex transformation programme environments, ideally ERP / IT-enabled
  • experience in IT/telecoms
  • experience reviewing, negotiating and processing large volumes of commercial contract orders
  • strong process knowledge in Commercials / Sales / OTC areas - or potentially Finance
  • track record of working with or managing third-party providers to steer, input and collaborate to achieve project goals as one team

Responsibility


  • we are currently seeking a dedicated and experienced Senior Property Manager to join our client, based in Chorley
  • as the Senior Property Manager, you will play a key role in overseeing the day-to-day property management activities of our portfolio
  • with a strategic approach, you will be responsible for maintaining strong tenant relationships, ensuring lease compliance, and maximising asset management opportunities
  • we are looking for someone with a commercial background
  • take a proactive role in the day-to-day property management of the portfolio, implementing strategic plans to enhance property performance
  • conduct regular property inspections to ensure compliance with standards and identify maintenance or improvement needs
  • build and nurture key strategic relationships with tenants, addressing their concerns promptly and fostering positive partnerships
  • read and summarize leases, ensuring a comprehensive understanding of lease terms and conditions
  • maintain accurate and up-to-date lease data on the property management database
  • proactively identify asset management opportunities and explore potential initiatives to optimise property performance
  • plan ahead for critical lease events such as reviews, lease expiries, and break options, ensuring proactive and effective management
  • commercial Manager 3 Months approx. Hybrid - 2 days onsite Inside IR35
  • manage all commercial and contractual issues and escalations
  • build strong relationships with senior stakeholders across Technology, Procurement, Legal, Governance and Transformation teams
  • work with internal and external Legal representatives to deliver commercial contracts
  • ensure all contracts are efficient and compliant

  • negotiate high value contracts by taking ownership of all standard commercial contracts, terms and conditions, and drive the company's 'go to' market strategy
