Responsibility
- assist in monitoring project progress, timelines, and budgets, and report any deviations or issues to the Site Manager

- help manage the procurement and delivery of construction materials and equipment, ensuring their timely availability on-site
- health and safety management and promotion in line with the company policies and procedures
- follow company guidelines in relation to accident and incident reporting procedures
- coordinate with contractors for when works should be completed by
- regularly review with the team progress against programme
- keep the health and safety compendium up to date at all times
- contribute to maintaining accurate project records, including daily site diaries, progress reports, and documentation related to variations and additional works
- use the subcontract manual and trade specifications as a basis for managing the subcontractor's obligations
- support the Site Manager in coordinating and supervising all on-site activities, including subcontractors, suppliers, and labour teams, to ensure smooth project execution
- attend subcontractor site progress meetings
- accompany health and safety advisors during site visits and undertake remedial action as appropriate
- assist in resolving any on-site issues or conflicts that may arise, ensuring swift and effective solutions to minimise delays or disruptions
- order any non-supply and fit materials for works to be completed and ensure they are checked for damage and compliance
- customer liaison which will include assisting with home demonstrations, customer care and general point of contact for occupied plots
- stay updated on relevant regulations, industry best practices, and emerging trends in new build social housing
- create and maintain accurate site reports
- thoroughly inspect and snag each plot prior to each key stage inspection carried out by the NHBC
- liaise with the NHBC and Housing Association to action remedial items raised
- quality inspections and ensure contractors are issued with lists of defects to be completed in preparation for CML and occupations
- carry out service visits in accordance with the customer/sales plan

- prepare the master build programme and review and revise in line with budget requirements
- maintain accurate detailed reports
- have the correct CITB and First Aid qualifications for the position
- ensure materials, plant and sub-contractors are procured to meet targets
- ensure all plots have a customer care pass before obtaining CML prior to legal completion

- liaise with the utility companies to ensure the build programme requirements are met
- carry out pre-occupation checks on all properties prior to handover
- review and approve risk assessments and method statements for all operations and ensure that all work is in accordance with method statements
- be able to control subcontract packages
- liaise with the Customer Care team to schedule inspections of plots that you have signed off as ready for quality control inspection
- ensure that all plots to be handed over have adequate and appropriate access, parking, street lighting and signage
- hold weekly subcontract meetings. Discuss and resolve all actions and circulate minutes
- operations from project programme. Attends and chairs Weekly Last Planner Meeting
- ensure subcontractors adhere to the protection guidelines as stated in the site protection manual and trade specification
- ensure that all sub-contractor quality stage checklists are complete prior to payment being authorised
- ensure that works are coordinated to ensure suitable safe access and segregation is maintained

- check subcontract orders and liaise with commercial prior to issuing any variations or instructions

Requirements
- SSSTS or SMSTS
- CSCS Card
- strong knowledge of building regulations, health and safety requirements, and quality standards

- trade related City and Guilds or NVQ is desirable

- working knowledge of building regulations and NHBC sign off criteria
- relevant certifications such as SMSTS or CSCS card will be advantageous
- 1-2 years experience of managing trades packages either for a developer, main contractor or subcontractor
