Responsibility
- ensuring compliance with quality standards and company policies
- we are looking for a property manager to help the team manage a portfolio of Freehold/long leasehold residential block properties, predominantly in Brighton, Hove and further afield
- verify and approve supplier invoices, passing approved invoices to the Accounts
Show more +11 - you will be an integral part of the team, reporting to the Director of Block Management and helping us to provide outstanding customer service
- to proactively plan the scheduling of major cyclical & other section 20 works on your portfolio
- running Fixflo reactive maintenance software, instructing contractors, suppliers and consultant surveyors to carry out minor repairs to the portfolio, monitoring progress, advising clients and signing off invoices
- instruct reactive maintenance work orders in response to incoming reports
- to prepare the production of annual service charge budgets for properties complete with supporting notes, and ensure client agreement is obtained before demands are issued
- to deliver the section 20 process and work with the surveying team in completion of major projects, in accordance with the Managing Director who oversees the whole project schedule
- maintaining spreadsheets, detailing property’s maintenance contracts, and assisting in negotiating contracts
- to ensure that the relevant service contracts are in place, e.g. for boilers, lifts, entry phones, television aerials, drains, security, roller shutters, fire protection for all properties
- location: Hove East Sussex, Full time: Monday to Friday 8.45am – 5.30pm although circumstances may require additional out-of-hours work from time to time
- to regularly review service contracts, agree service levels, identify necessary preventative maintenance and pre-authorise expenditure within agreed parameters
- to ensure the highest levels of customer service are upheld and all customers receive 5\* service in every instance
Requirements
- foundation IRPM or higher
- excellent numeracy and communication skills – written, and verbal, presentation of information
- strong problem-solving skills

- knowledge of TRAMPS/Fixflo would be advantageous
- team player – willingness to support other colleagues if required
- qualifications: A good standard of general education is essential
