Aztec Lettings- any other agency is better.
Me and my partner moved in to the property managed by Aztec Lettings in 2022. Initial interactions were fine. We were told that the house will be redecorated by the time we start our contract. Few days before we meant to move in, we got phone call that if we want house refreshed they would need 1 week extra time. We said that it’s ok as long as they deduct week out of our rent fee. We were not going to pay for a week we were not able to be there. They then said that there is no need for it and we can move in as scheduled, property is still in good condition and can stay as it is.
We moved in. Property was tidy on first look but once you stepped in the floors were sticky to the feet and all kitchen surfaces were greasy. It took us hours to clean this up. Gas was on the meter. It was left with debt on. Within first months washing machine broke. Having this sorted was like pulling teeth. We were left without it for more than 3 weeks. We reported a leak in the bathroom. A handy man got send and claimed that there is no issue. Aztec Lettings tried to charge us for their handy man even though he claimed that he will not get paid now because there is nothing to fix. My partner had to record the issue on video and then they eventually sent the plumber. Every issue (and there were more) was treated by the agency like an inconvenience and if you tried to report it over the phone they would be dismissive, impolite and took ages. If you decide to rent with them, make sure you put everything in the email- save yourself stress and unpleasant conversations.
We rented with them for 2 years. They only checked property twice within that period and reported no issues. We handed the keys to property back, leaving it in better cleanliness state than it was handed to us. They apparently checked it the next day, but it took them 10 working days to send us their check out report. And here we were shocked. Aztec Lettings was trying to get full redecoration at our cost! They took pictures of previous damages, visible repairs and scuffs on the walls that were there before we even moved in. Luckily we had the inventory report from 2022 with all the photos and we were able to point out all the issues. In the end we were charged for cobweb swap (£75- professional cobweb swappers must be a great business…) and for one repair which we admitted was our fault. We got our deposit back almost a month after handing the property back. With the issues they claimed were our fault we would probably not get any of it back.
I say again, if you can avoid this agency please do. If you decide to rent with them, make sure you document everything. Take pictures and videos of every corner, wall patch, scratch, paint flake, etc. Use email route for communication so you have evidence for everything.
