Responsibility

• we are looking to recruit an experienced and hands-on Lettings Manager to work in our busy and successful Cleckheaton office
• providing an excellent standard of customer service and building relationships with landlords and tenants
• managing routine maintenance issues

• acting as liaison between landlords, tenants and contractors
• we may consider part time hours for the right candidate on a pro-rata basis with salary dependant upon experience subject to a minimum of 4 days a week plus 1 in 3 Saturdays
• arranging appropriate quotations, ensuring landlords' approval is received
• an experienced person with a strong knowledge of the lettings industry and familiarity with legislation is required to join our busy team
• salary will be dependant upon experience
• ensuring regular mid-term visits are arranged
• the successful candidate will be a focused individual with a high level of accuracy and attention to detail who is able to manage their own diary and others effectively using their own initiative
• submitting maintenance reports to landlords and following up any identified issues
• you will already have the ability to solve problems and build solid relationships and so will have excellent verbal, written and face to face communication skills
• negotiate end of tenancy deposit releases
• A key part of this role is working outside of the office conducting viewings, carrying out property inspections, valuations and property inventories and so a full driving license and the use of your own car is essential
• ensure safety compliance and housing legislation is adhered to at all times
• this is an interesting and varied role dealing with all aspects of lettings and you will need to be energetic and enthusiastic often having to multitask during busy periods
• issuing end of tenancy notices under landlord instructions
• you will be a natural people person with the ability to generate new business and have a proven track record in sales and customer service
• arranging and executing tenancy renewals
• other tasks depending on the business need
• if you have a demonstrable track record of success and knowledge within Residential Lettings, a reputation for delivering outstanding service and an enthusiasm to learn and continuously develop your knowledge and skills within the property industry we would love to hear from you
• managing tenant arrears when necessary
• uploading invoices to the in-house system
• it is anticipated that interviews will be carried out face to face although enquiries will only be dealt with by email in the first instance
• actively marketing the rental services to grow the lettings portfolio

Requirements

• experience in the lettings industry is highly desired
• rent Smart Wales registration and training is highly desired but not essential as this will be provided during training
• an ability to organise and multitask
