- support tenants in receipt of welfare benefits to make & evidence their claims, in a timely way
- collate and report accurately quantitative and qualitative data at the request of the team leader/manager to support performance monitoring
- support any of the housing teams in providing housing management services, where required
- contribute the efficient and effective management of voids and relets processes
- this includes the administration of the garage lettings, allocation of garages and terminating garage rental agreements
- client monitoring and compliance with contract arrangements
- deliver a comprehensive lettings service which leaves customers feeling satisfied with Housing Management from day one
- the successful candidate will assist/deputise for the housing assessment and advice team leader with urgent complaint resolution and managing complex/sensitive casework, and support the housing assessment and advice officers with enquiries for assessment, statutory homelessness decisions, and Personal Housing Plans
- the successful post holder will provide Service Delivery relating to Benefits and Housing Needs including the assessment of Housing Benefit and Council Tax Reduction; discretionary payments; welfare reform; homeless prevention and the provision of housing advice; homeless assessments and reviews; the Council’s Housing Register; Lettings and the allocation of social housing and related initiatives; Housing supply and procurement; the management and maintenance of temporary accommodation and associated financial monitoring, payments and income collection; complaints, Member enquiries and FOIs
- the successful post holder will reduce homelessness by employing a range of behaviors aimed at building trusting and productive relationships with customers that enable officers to persuade, influence and support them to make positive choices and fully engage with realistic housing options to prevent and relieve homelessness
- ensure all homelessness casework is delivered in line with the statutory homelessness framework
- lead on preparing and completing all paperwork associated with signing up tenants to new tenancies
- management of temporary accommodation and temporary accommodation voids
- the successful candidate will be the face of the organisation. Provide visible, accessible housing management services on the ground to customers renting homes, garages or travellers sites, owner occupiers and shared owners in the borough
- carry out estate inspections and health and safety inspections to ensure statutory compliance and contract reviews
- initiate appropriate recovery action, using a range of contact methods
- liaise Closely with colleagues across the council as appropriate to maximise support for customers and resolve complaints
- ensure the provision of accurate and relevant housing, welfare, homelessness advice and support
- to validate customers eligibility for assistance in accordance with policies and procedures
- manage the pre-void and lettings function promoting the Housing Management brand and create the best experience to new and prospective customers
- post inspect communal maintenance repairs and undertake follow up actions as required
- initiate legal proceedings, attending court and evictions as necessary
- provide and support private rented housing residents to make informed housing choices and sustain their tenancy

- educated to A-Level standard or holding relevant and equivalent professional qualifications or with relevant experience
- level 4 specialist learning i.e. certificate of higher education, NVQ level 4 etc
- significant experience of working in housing related role
- knowledge and experience of delivering excellent customer service within a local authority housing and/or homelessness service
- ability to analyse complex information and to negotiate or mediate effective solutions in a constructive manner
- experience providing a comprehensive administrative support role within a team
- must have significant knowledge and experience of delivering PRS housing standards
- 2 years work references
- relevant experience of working in a partnership/multi-agency setting and multi-disciplinary team
- good knowledge of all homelessness legislation
- experience of managing and prioritising own workload and ability to work effectively as part of a team
- knowledge and experience of working in partnership to improve outcomes for homelessness applicants and their households
- knowledge and good conceptual understanding of issues affecting the private rented sector
- basic knowledge of social housing
- full UK driving license
- strong persuasive and marketing skills
- an understanding of housing legislation in relation to nuisance, neighbour disputes and racial harassment
- experience of training or mentoring to enable team members to work effectively in housing options
- good knowledge of relevant Lettings, Homelessness and Housing Act legislation including security of tenure and private tenants' rights
- awareness of legislation, policy and best practice relating to housing management, rent arrears management and anti-social behaviour
- knowledge and experience of the management of temporary accommodation teams and schemes
- good understanding of how to apply housing benefits procedures, welfare benefits and debt counselling in an advisory capacity
- understanding of financial management systems
- ability to build effective working relationships and gain confidence of a wide range of people
