- to effectively manage reported maintenance issues and ensure these are dealt with promptly
- visiting sites and carrying out inspections
- to keep Landlord and Tenant updated throughout any ongoing property management issue
- managing the booking and monitoring of contractors as they carry out work across the portfolio
- transferring utilities at the start and end of a tenancy
- adhering to compliance by efficient administration
- to liaise with contractors in order to instruct, obtain quotes/job reports and arrange appointments
- extensive quality control/lettings compliance to ensure all necessary documentation is in place at the start of a tenancy
- processing insurance claims
- to relay job reports and updates to the landlord and obtain cost approval on any quotes
- arranging all check-in and check-out reports for the landlords
- approving and processing invoices
- arrange access with Tenants for contractor appointments/inspections
- managing any change of the occupancy process including uploading new references
- manage relationships with Contractors
- liaising with the landlord, tenant, and registered contractors over maintenance issues, ensuring all parties are regularly updated
- working closely with the lettings teams to ensure the smooth running of tenancies
- to provide a single point of contact for both landlords and tenants, offering advice on all financial, rental, and legal matters alongside organising any necessary maintenance projects
- conduct routine Property Inspections and report to clients on current conditions and any recommended works for now and into the future
- organising quotes with agreement from the landlord and overseeing the works to a satisfactory conclusion
- arranging gas and electrical safety checks
- work as part of the ever-growing team, currently comprised of 4 Property Managers
- arranging with tenants’ regular property inspections for the director to carry out
- assisting with inventories, check-ins, and checkouts
- drawing up all AST’s and legal notices for any possession recovery of the property
- dealing with deposit returns and TDS disputes
- discretion and confidentiality Good level of knowledge of property maintenance
- to ensure that we hold the relevant statutory documentation for each Property and arrange for these to be renewed when expire

- calculate charges according to the checkout report
- managing minor repairs, refurbishment projects and insurance claims on behalf of landlords, liaising effectively with approved contractors
