Responsibility
- taking ownership of fire risk assessments and ensuring timely action of identified risks
- conducting thorough inspections of properties to identify potential fire safety risks or hazards

- carry out pre-inspections and building surveys to identify defects including preparation of detailed reports, specifications and cost estimates where necessary

- make considerations for fire safety and compliance when carrying out surveys and provide advice on fire action requirements when needed
- liaise with customers, delivery partners and legal council
- work collaboratively with other teams and departments to ensure that a smooth service is being delivered at all times
- provide technical advice on building defects and diagnosis to the organisation, including the day to day responsive repair service
- ensure work is completed within pre-agreed time constraints and within budget
- provide technical support to customers and staff members within the business
- collect energy efficiency information on the homes that are used to generate EPCs
- support in the diagnosis and management of all non-day-to-day repairs
- collaborating with other teams and departments to ensure that fire safety is a priority across the organisation
- conduct stock condition surveys on our housing stock to assess the condition of properties and identify any necessary repairs, maintenance, defects and potential areas for improvements
- attend and give evidence in court in cases where building regulations have been breached and as expert witnesses on building defects

- manage leaseholder and third party enquiries
- collaborate with contractors and other stakeholders to ensure that repair and maintenance work is carried out to a high standard and within agreed time frames and budgets
- about you
- HND/HNC or equivalent
- good knowledge of construction, building pathology and building defects
- social Housing experience is highly desirable, ideally having previously worked for a Housing Association, Local Authority or a similar Housing organisation
- experience of conducting energy surveys fit for EPC generation
- carry out detailed risk assessments and reviews in line with current regulations
- degree in Building Surveying or a similar technical qualification
- knowledge of housing law is essential
- sound knowledge of CDM regulations
- extensive Surveying experience on residential properties
- experience using asset management stock condition databases
- ensure that the Housing Health and Safety Rating System is assessed using the analytical approach with a full assessment where necessary, and ensure jobs are raised to resolve any hazards which you may encounter
- experience in Building Pathology
- experience managing disrepair cases
- project management skills
- strong Health & Safety understanding, including knowledge of property related regulations and laws
Requirements
- relevant technical qualifications
- experience of technical Fire Safety Surveying
- experience in conducting fire safety inspections and risk assessments in social housing or local authority settings
