Responsibility
- to carry out reactive maintenance repairs across various contracts
- report and arrange repairs and maintenance needs
- to assess and order parts and equipment necessary for individual tasks

- to participate in flexible working hours and out-of-hours emergency cover as required by the contract
- report any matters of concern or non-compliance with contract specification to the Facilities Manager
- be responsible for signing job completion paperwork as required
- ensure that suitable spares are available to carry out maintenance of the critical and non-critical plant
- weekly & monthly planned maintenance tasks as scheduled
- reviewing and preparing MOP’s, SOP’s and EOP’s, as well as proactive participation through relevant EOP scenario drills
- to assist other trades as/when required
- inspect all play areas and equipment and remove any dangerous material or objects daily to ensure the safety of users
- ensure that comprehensive maintenance records are kept in the form of task sheets - hard copy or electronically as required
- completing the weekly reports, ensuring that significant events or activities are noted and effectively communicated to JLL FM team
- to undertake any other duties as directed by Managers within the remit of the role
- assist with furniture moves for after school events and third party lettings
- ensure that routine maintenance is carried out to all building plant, equipment, and systems to meet and exceed expectations, and agreed service level agreements
- actively participate and complete Health and Safety compliance activities, such as Hazard/Near Miss Reporting and regular attendance/completion of scheduled Toolbox Talks
- take delivery of site stores, materials and equipment, ensuring correct distribution and storage within the school
- operate all MEP systems within the Critical Facility/Data Centre in a competent, and confident manner . Making recommendations for improvement and providing concise technical reports when required
- to update/close completed Reactive & PPM tasks on our CAFM System
- carry out Planned Preventative Maintenance, and Reactive Tasks as requested
- ensure that Specialist Vendors service visits are completed efficiently, and quality of work has been inspected and recommendations are communicated to the duty JLL FM team and Account Manager
- liaise with the supply chain, when ordering M&E components for remedial/corrective works
- ensure engineering standards are maintained in order to maximize efficient operation and reliability of plants and associated electrical systems
- enter any Pro-active tasks in the relevant book
- ensure that Critical cooling water systems and any domestic systems are maintained to comply with the requirements of the L8 standard. Update logbooks accordingly
- accurately reporting of all completed work orders, including precise recording of any critical spares/stock items used during these tasks. Utilizing the Corrigo platform
- undertake Site Specific Technical Assessments and Skills Gap Analysis at intervals defined by JLL
- to undertake training as required to perform the duties of the role, including health and safety courses and further trade development, to maintain current knowledge and professional qualifications
- to ensure company QA and site procedures are adhered to in all aspects
- to ensure that both Client and Integral’s Health and Safety procedures are followed at all times
- comply fully with Health, Safety & Environmental policies
- to inspect the condition of services and proactively deal with call outs/repairs as required and/or requested by management
- complete a weekly timesheet and submit in accordance with Company procedures
- assist the PPM team when requested
- upkeep the provision of a safe & healthy working environment and ensure compliance with all Company policies and procedures is met, as well as client site policies, procedures and working arrangements, as required
- accountable for the compliance with JLL MEP process and procedures when undertaking all relevant work orders, ensuring risk management documentation is in place for all critical works
- maintain accurate documentation of all assigned work orders
- provide technical assistance to the team as a whole
- to attend emergencies, inside and outside of normal working hours
- ensure that engineering subcontractors are appropriately supervised, and comply with contractual commitments, and site operating processes
- all other duties reasonably associated with this role
- monthly utilities meter readings
- keep and maintain all company issued tools in a safe and working condition
- undertake minor installation works in accordance with client change management structure and statutory compliance protocols
Requirements
- trade Background & Qualifications
- city & Guilds in Carpentry/Joinery
- minimum of 5 years relevant experience in Critical Environments such as Banking HQ and Data Centres

- excellent communication skills and the ability to deal with all levels of staff
- driving licence preferable

- have good IT and report writing skills

- C&G 2391 test and inspection; BS 7671:2001 for inspection, testing and certification
