Responsibility
- manage a portfolio of approximately 150 properties, ensuring efficient and effective management of all aspects related to the properties
- conduct thorough tenant referencing to ensure suitable and reliable tenants are selected for the properties
- arrange and conduct move-in appointments, ensuring a smooth transition for tenants
- ensure compliance is maintained at 100% for Gas certificates, EICR, EPC, HMO licenses, and other necessary legal requirements
- serve necessary notices to tenants, adhering to legal procedures and timelines
- conduct rent reviews with both landlords and tenants, negotiating fair rental agreements
- keep renewals up to date, ensuring seamless tenancy extensions
- maintain a regular schedule of inspections to ensure the properties are in good condition and identify any maintenance needs
Requirements
- minimum of 2 years of experience in residential property management
- strong knowledge of property management regulations, compliance requirements, and industry best practices
- excellent organizational and time management skills, with the ability to prioritize tasks effectively
- exceptional attention to detail and a commitment to delivering high-quality service
- strong communication and interpersonal skills to interact with tenants, landlords, and contractors
- proactive problem-solving abilities and the capability to handle conflicts and resolve issues
- proficiency in property management software and tools
- A valid driver's license and access to a vehicle
