residential property manager
Responsibility
- manage a portfolio of approximately 150 properties, ensuring efficient and effective management of all aspects related to the properties
- conduct thorough tenant referencing to ensure suitable and reliable tenants are selected for the properties
- arrange and conduct move-in appointments, ensuring a smooth transition for tenants

- serve necessary notices to tenants, adhering to legal procedures and timelines
- conduct rent reviews with both landlords and tenants, negotiating fair rental agreements
- keep renewals up to date, ensuring seamless tenancy extensions
- maintain a regular schedule of inspections to ensure the properties are in good condition and identify any maintenance needs
- stay on top of arrears and proactively chase outstanding payments when necessary
- register deposits within the correct time frames, ensuring compliance with relevant deposit protection regulations
- administer deposit returns through depositary platforms in a timely manner
- onboard contractors and verify their insurance coverage to ensure they meet the required standards
- monitor Fixflo, our maintenance management system, and ensure that all maintenance requests are promptly addressed
- attend meetings with landlords as and when required to provide updates and address any concerns
- focus on landlord retention and foster positive relationships to ensure long-term partnerships
- complete any other reasonable tasks assigned by the business
Requirements
- minimum of 2 years of experience in residential property management
- strong knowledge of property management regulations, compliance requirements, and industry best practices
- excellent organizational and time management skills, with the ability to prioritize tasks effectively
