- ensure all the internal and external common parts, as well as the gardens are presented to a high standard
- carry out a regular programme of site inspections
- contribute to the maintenance of an up-to-date log of all maintenance issues
- exercise proper control of leaseholder/tenant conditions in particular those relating to garage use, dog licences, noise and balconies
- supervise the programme of water meter readings, to be carried out by the Concierges and Maintenance Operative
- supervise the delivery of an agreed programme of ongoing maintenance by the maintenance operative as well as expediting reactive maintenance and repairs
- urang would provide SOPs, but would expect ongoing development in light of experience by Development Supervisor in conjunction with Property Manager
- ensure all contractors, whether employed on behalf of the RTM company or by leaseholders, are signed on and off-site as part of an ongoing log
Responsibility
- refer insurance matters to the Property Manager
- manage all keys deposited at the Lodge by residents/leaseholders, ensuring they are kept securely and only issued in accordance with procedures. Regularly check the keys against the record sheets. Keep key cabinet tidy at all times
- ensure all key and parcel disclaimers are signed when new residents move in, update emergency contact details on the key card record in the folder
- contribute to meetings and other communications as necessary and when requested to do so by the Directors and/or the Property Manager
